How to keep your crawl space dry
Was your home in Chattanooga, TN recenty flooded? Or maybe there is a pipe leaking water into your crawl space. There are many situations that can cause your crawl space to become wet and moist, and you may not even know what the source of that water is. But no matter what the cause, you will want to get your crawl space dry and keep it dry so that you can keep mold, insects and allergens out.
So first of all, if you are not sure where the moisture is coming, you will need to identify the water’s source. Most commonly, a crawl space will have water in it that came from outside the house. For instance, gutters may be actually be draining into the crawl space. So double check where runoff from your roof is going, because this problem is generally easy to fix; you just have to redirect the flow of water somewhere else, like to a street drain.
If this is not the source of the water, then look for leaking pipes within the crawl space. The location of pooled water can generally give you a clue as to where it is coming from. The water may just be from condensating pipes. If this is the case, then you should insulate these pipes.
Finally, your home was recently flooded or if the house is located next to a natural spring, you will need to take more drastic measures to get rid of the water.
Water in the crawl space can also be caused by rain or even just natural ground water if your crawl space is located below the water table. In order to dry the crawl space in these instances, you will need to install a drainage system and a sump pump inside of the crawl space. A sump pump simply drains water from where you do not want it to be to somewhere where it will not cause a problem, such as a dry well or a storm drain.
If your home was recently flooded, then the sump pump can dry out the crawl space. Once the crawl space has been drained, you will not need the sump pump anymore. But if the water is a persistent problem because of a natural spring or a high water table, you will find that the sump pump will need to be used on a regular basis in order to keep the crawl space dry.
